This unique farmhouse with 23-hectare vineyard, olive groves and woods is set in panoramic hilly position in Chianti near Montevarchi with all the services, railways station and A1 motorway exit in Valdarno to Florence. The 2000 sqm estate includes different buildings which are all in good conditions: main villa, guest apartment, private chapel, farmhouse, cellar and olive oil store and several outbuildings (pigsty attached to the farmhouse, agricultural equipment store, winter garden and various stores). The villa, whose foundations go back to the 14th century, measures approx. 700 sqm on three levels. It features a series of living rooms, kitchen, guest bathroom, study and laundry on the ground floor. There are three bedrooms, two bathrooms and a living room available on the first floor. In the underroof area which is partially habitable, there are located several rooms used as hobby space and store, but convertible into additional bedrooms. First floor has a beautiful loggia and an over 200sqm terrace which offers beautiful panoramic views. The three-bedrooms guest apartment is also situated on this level and has an exit to the terrace. The main cellar for wine storage and ageing can be found on the ground floor below the terrace and in front of it, there is also the other cellar where grapes are processed. There is also garage for agricultural machinery, kitchen for the workers and a series of stores available. The private chapel, dating back to the 18th century which is in perfect conditions and consecrated, is located close to the villa surrounded by a well-maintained garden. Winter garden and former store of olive oil complete this part of the property. The farmhouse, large agricultural equipment store and former pigsties are located on the other side of the road. The 460 sqm house includes two independent apartments on the first floor, while the former stables and cellars used as stores are situated on the ground floor. The land of the property extends to 46 hectares and includes 23-hectares vineyard, olive groves with 1000 trees, plot of arable land and woods. The woods are located on the North-East side of the plot. Vineyard and olive groves occupy the slopes of the hill, along the access road, down to the stream, exposed towards South-East and South-West. The vineyards are in full production, in great part Chianti DOCG and a small piece of IGT. The age of the vines varies from 35 years (15 hectares) to 4 years (4 hectares); one hectare will be planted this year. The production of wine, bottled in the past and now sold in large quantities, is about 1180 hl of wine. Planting new vines in place of those which are 35 years old, the production could be doubled in three to four years’ time reaching 3300 hl of wine. The property represents a great investment, particularly in this period, when Italian wines are gaining fast international markets; it also offers a possible transformation into a holiday resort.
