This unique project in the centre of the picturesque town of Öblarn, near the Schladming ski area, involves the careful renovation and revitalisation of a traditional inn. The building's historical identity will be preserved and complemented by modern living comforts and sustainable construction.

LOCATION: Öblarn is nestled between the 2,226-metre-high Gumpeneck mountain and the 2,351-metre-high Grimming mountain, thus boasting an enviable natural environment and scenery. The town's unique atmosphere is complemented by traditional inns, small businesses and farms, all set against the backdrop of cosy alpine pastures. The area offers a wide range of outdoor activities and sports throughout the year, and thanks to its excellent infrastructure and ubiquitous hospitality, you are sure to enjoy one of the best holidays ever. In winter, the area attracts visitors with downhill and cross-country skiing. You can choose from the Schladming or Tauplitz areas, both of which are only a short drive away. Classic skiers can enjoy more than 200 km of cross-country trails.

The Schladming ski area offers 123 km of comfortably connected, well-maintained slopes. It is also part of the extensive Ski Amadé area, which has a total of 760 km of slopes, most of which can be reached by car in a matter of minutes.

The Tauplitz/Bad Mitterndorf area is a medium-sized ski resort renowned for its excellent snow conditions, first-class facilities and family-friendly atmosphere. It offers a good combination of easier and more challenging slopes, as well as the shorter Schneiderkogel trails, which will satisfy freestyle and powder skiing enthusiasts. Thanks to the 'Schneebären Skipass', skiers and snowboarders can visit the following nearby ski resorts included in the pass: Riesneralm (30 km), Planneralm (16 km), Loser (33 km) and Kaiserau (3 km). Away from the slopes, there are plenty of fun activities to enjoy, including night sledging and relaxing in the Grimming Therme thermal spa. Between the villages of Bad Mitterndorf and Tauplitz stands Kulm, home to the world's largest natural ski jump.

PROPERTY: The apartments will be created by converting an existing historic building. Nine new apartments with one or two bedrooms, ranging in size from approximately 32 m² to 74 m², will be created. The building will have a lift. The apartments will be equipped with remote-controlled underfloor heating. Some apartments can have a sauna installed for an additional fee. Each apartment will have a terrace or balcony. A parking space must be purchased separately for each apartment.

USE: The apartments can be used for permanent living, as holiday homes or for tourist rentals. In the latter case, an experienced rental agency will take care of everything.
