LOCATION: The guesthouse is located in the Tyrolean Sellraintal valley at an altitude of 1,200 meters, just a 30-minute drive from Innsbruck. It is a great starting point for an active vacation and also has restaurants, a small grocery store, a large playground, a sports shop with equipment rental, a nursery, a kindergarten, and an elementary school. By car or ski bus, you can reach the Kühtai ski resort in about 15 minutes, which is one of the highest ski resorts in the middle of the Stubai Alps in Tyrol, located at an altitude of 2,020 meters above sea level. It is a smaller resort with a varied selection of slopes of all difficulty levels, and although it does not excel in size, it compensates for this small shortcoming with guaranteed snow (skiing here is possible from December to April) and the quality of services provided. There are 44 km of slopes, 11 modern lifts and cable cars, and traditional chalets with an unmistakable après-ski atmosphere offering excellent local cuisine. The resort also has children in mind, with a new children's park and a ski school. With the same ski pass, you can also ski in another family-friendly resort, Hochoetz, which is accessible from Kühtai by car or ski bus (15 minutes). Hochoetz offers 41 km of mostly easy slopes served by 15 lifts/cable cars. There are 7 other ski resorts within a 30-minute drive. However, the location is also attractive for summer holidays, especially for hiking and cycling. The guesthouse is located on the outskirts of the village and, thanks to its location, offers a magnificent view of the impressive Sellrain/Lüsens-tal valley. Directly from the guesthouse, you can set out on peaceful hikes and breathtaking high-altitude trips above 3,000 meters.

PROPERTY:The guesthouse has a total of 9 rooms, each with its own bathroom, with a total capacity of 28 beds. There is also a private apartment on the ground floor for the owner/operator with a 3+1 layout. In addition, there is a reception area, a large lounge (30 m²) with tables, a stove, and a bar where breakfast can be served, a small kitchen, and a ski room with ski boot dryers (for up to 30 pairs of boots). Adjacent to the breakfast room is a comfortable outdoor terrace.

In 2015, the building underwent a complete renovation, during which it was newly insulated, the windows were replaced with insulated triple glazing, the balconies were enlarged, and the roof was repaired. All rooms and bathrooms as well as common areas were also renovated. In addition, a new pellet heating system with excellent efficiency was installed in 2017. Finally, in 2022, the private apartment was completely renovated.
